Should we use a Home-stager?

A friend is selling her house in a popular Auckland suburb. She has listened to the Real Estate Agent and will employ a Home-stager to re-arrange her house before it goes on the market.
There are some basic things to be done before prospective buyers arrive for a viewing:

* Remove ALL clutter
* Freshen up around the front door – first impressions are important
* Use techniques to make the space feel larger including increasing the natural daylight and installing a generous mirror to visually double the space
* The furniture is chunky and goes to the floor. These pieces will be exchanged for furniture with legs and this will give the appearance of increasing the room size
* Floor rugs are reduced to just one under the coffee table giving the seating area an enhanced focal point
* The chunky table is fine though large heavy chairs are best exchanged for a visually lighter option
* Potted plants and fresh flowers bring the outside in and make the home feel loved

If you have design skills and the ability to see your home through the eyes of others, you could save money by home-staging for yourself. Otherwise paying a professional to bring added appeal to your home could undoubtedly improve your property’s allure.
